The Milwaukee Department of City Development (DCD) has settled on Rule Enterprises as the winner of a request-for-proposals to develop a Harbor District vacant lot.

“The significant momentum in the Harbor District is creating exciting new opportunities for residents, businesses and workers,” DCD Commissioner Lafayette Crump told Urban Milwaukee. “Rule Enterprises is a respected development partner in the city, and I am looking forward to working together to realize the full potential of Freshwater Plaza.”

According to UrbanMilwaukee.com, the 2.03 acre lot at 200 Greenfield in Milwaukee, which has long been a vacant lot, will now be developed by Rule Enterprises, with the site serving as a gateway to South Harbor Campus and part of UW Milwaukee’s Freshwater Sciences School.

A Milwaukee native, Rule Enterprises leader Brandon Rule has been here before, having previously developed two other properties across the city and currently working on a third. All the ventures have been subsidized affordable housing with partner institutions, with two of them on National Avenue, and one on the Lower East Side.

While Rule officials have released few details about what exactly the company has in store, the DCD emphasized that they looked favorably on proposals that included affordable housing in the plans. The lot is the last parcel in the Freshwater Plaza development and carries a $1.9 million asking price tag in the request-for-proposals.
